Warner Bros Discovery and New Line Cinema are working to bring Lord of the Rings back they have made a new multiyear agreement with Embracer Group AB’s Middle-Earth Enterprises.
Warner Bros Discovery President and CEO David Zaslav announced the news during the company’s call to discuss its Q4 2022 earnings results.
The Lord of the Rings is a series of three epic fantasy adventure films based on the novel The Lord of the Rings by J. R. R. Tolkien. The films include The Fellowship of the Ring in 2001, The Two Towers in 2002, and The Return of the King in 2003.
CEO of Embracer Group’s operative group Freemode, Lee Guinchard said “Following our recent acquisition of Middle-earth Enterprises, we’re thrilled to embark on this new collaborative journey with New Line Cinema and Warner Bros. Pictures, bringing the incomparable world of J.R.R. Tolkien back to the big screen in new and exciting ways.”

“How cherished these works are” and the studio’s plan to “honor the past, look to the future, and adhere to the strongest level of quality and production values,” he added.

Lord of the Rings Update (2026)
Updated July 2026. The next live-action Middle-earth story, The Lord of the Rings: The Hunt for Gollum, is now set for a December 17, 2027 theatrical release after slipping from its original 2026 target. Andy Serkis is directing and reprising Gollum via motion capture, with Peter Jackson, Fran Walsh, and Philippa Boyens producing under the multiyear deal Warner Bros. Discovery struck with Embracer Group’s Middle-earth Enterprises. The story is described as falling between Bilbo’s birthday party and the Fellowship’s departure from Rivendell, telling a tense chapter from Gollum’s point of view. It’s the first mainline live-action Middle-earth film since the original trilogy era, following 2024’s animated prequel The War of the Rohirrim.
